What Should I Do to Sell My House?
If you’re considering selling your house, unlike six months ago, you won’t have ten offers the day after putting a sign on your lawn.
What should you do to fix up your house? Well, that depends. According to the National Association of Realtors, there are only three things worth doing: installing new hardwood floors, refinishing hardwood floors, and upgrading insulation. Having never heard of that one before, I guess it makes sense, and maybe it isn’t all that expensive.
I think the evidence is pretty clear that most things you can do before selling your house won’t get you much bang for your buck. There are different perspectives on your home, so if you have something that seems out of the ordinary or something that seems really bad, then it probably needs to be addressed.
It’s also not necessary to listen to your realtor who says you need to do ten upgrades. Sure, it may make it easier for them to sell your house, and it’ll sell quicker, but if you’re out $50,000 in six months, that may not be worth the time. Especially now, when labor and materials are harder to come by, there are still delays, and stuff is so expensive. Put all the things you might have to do in perspective, and then think about them again. Invest your energy into the things that will make the most difference.
